Facts about Vacation Rentals in
the Florida Keys When you shop this area for lodging, you will find several types of accommodations. There are hotels, motels, resorts as well as other private rentals like ours. When you compare what you get for your money, you will find that our home is an excellent value. When we first starting shopping for homes in Islamorada, we stayed at various hotels and resorts. In most cases we were disappointed in the establishment, amenities and the level of service. In addition there was never any real privacy staying at those types of places. Comparing price. When you compare prices you will find that a good quality hotel, usually just a room will run $300. per night or more. When you get into some of the resorts, suites, etc. you will find they run $600. per night or more. Not only are you paying more, but you're getting less. Also these resorts are visited (used) much more often than our home and usually not as clean or well kept. When you compare our rates and what you get for your money, there is no comparison. This is a comfortable multi-million dollar vacation home you will be happy you booked. We do our best to make it that way because we want you to come back again and again. |

Season - (December 1st through May 31st) Summer - (June 1st through September 30th) Mid-Season - (October 1st through November 30th) NOTE: Certain holidays and special events such as lobster mini-season, etc. are priced at a higher rate. Please call for rates on those dates. Discounts for long term rentals: For three months deduct 10%, for 6 months deduct 15% and for 1 year deduct 20% off above listed rates. Please call for more details 800-764-4969 Additional Charges - Cleaning fee of $250. plus any applicable taxes would be added to any rental. Security Deposit - $1,000. for a monthly rental. In addition to the base rental rate, a charge for utilities is added to any rentals of two weeks or more. This charge varies depending on the time of year. Typically this charge averages $100. to $150. per week with the summer months being higher. Rental rates during lobster mini-season and certain holidays may be at a slightly higher rate. Additional Days - If you would like to add extra days to your stay, simply contact us and as long as the date or dates you need are not booked, we will do our best to accommodate you. Special Discounts! - We do offer special discounts for multiple weeks and repeat clients. We usually do not rent for more than a month at a time, however we do make exceptions so always contact us. |
| Terms Rental Terms - 33% (1/3) of the rental rate is due upon booking and signing the rental agreement. The balance of the rental rate plus the cleaning fee, utilities (if applicable) and the security deposit is due at least two weeks prior to check in. Verification - Unless we know you personally, at our discretion we will perform a Tenant Verification and background check. We WILL NOT do a credit check so your credit score is not affected. Cancellation & Refunds - if you cancel your booking at least 30 days prior to check in, we will give you a 100% refund minus a $100. administration fee. If you cancel later than 30 days from the check in date, we will give you a refund only if we can rebook the house for that same time period. If not, any monies paid would be forfeited. Security Deposit Return - Once you check out we have someone that cleans and inspects the house. Once they give us the okay, we immediately return your security deposit. The cleanup and inspection are usually completed within 72 hours from you checking out. Payment Methods - We accept checks and cash only. Smoking/Pets - We do not allow smoking or pets in the home whatsoever. |
